2. What We Are
Cambodia Deals is a private investment advisory and deal origination platform. We curate off-market, pre-launch and direct-from-developer real estate opportunities in Cambodia. We are not a licensed securities dealer, investment advisor, real estate broker or bank.
3. No Financial or Investment Advice
All content on this site including deal descriptions, market data, financial projections, and benefits analysis is for informational purposes only. It does not constitute financial, legal, tax, or investment advice. You must conduct your own due diligence and consult independent professional advisors before making any investment decision.
4. Deal Origination, Not Transaction Execution
Cambodia Deals introduces qualified investors to opportunities. We do not execute transactions, hold escrow, transfer titles, or act as a party to any Sale & Purchase Agreement (SPA). All negotiations, contracts, deposits, and closings occur directly between you and the relevant developer, owner, or their authorized representatives. We may facilitate introductions and coordinate meetings, but we are not a counterparty to your transaction.
5. Accuracy of Information
We make reasonable efforts to ensure the accuracy of all information presented. However, market conditions, regulations, and project details change. We do not guarantee that any description, price projection, or timeline is current, complete, or error-free. Always verify independently before committing capital.
6. Confidentiality & Non-Circumvention
Certain deals involve confidential information, including but not limited to owner identities, financial statements, and project plans. By accessing these materials, you agree to maintain confidentiality and not to circumvent Cambodia Deals to transact directly with parties introduced through our platform without our written consent.
7. Limitation of Liability
To the fullest extent permitted by law, Cambodia Deals and its team members shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of this site, reliance on any information contained herein, or any investment decision you make. This includes, without limitation, losses from market fluctuations, construction delays, regulatory changes, or counterparty default.
8. Indemnification
You agree to indemnify and hold harmless Cambodia Deals, its affiliates, team members, and partners from any claims, damages, or expenses arising from your use of the site, violation of these terms, or any transaction you enter into with a third party introduced through our platform.
9. Governing Law & Jurisdiction
These terms are governed by the laws of the Kingdom of Cambodia. Any dispute arising from your use of this site shall be resolved through good-faith negotiation. If unresolved, disputes shall be submitted to the exclusive jurisdiction of the courts of Phnom Penh, Cambodia.
10. Changes to These Terms
We may update these Terms of Use periodically. Material changes will be posted on this page with an updated effective date. Continued use of the site after changes constitutes acceptance.
